Terms and Conditions of Newbie Homes Inc.
These terms and conditions ("Agreement") govern your utilization of the services provided by Newbie Homes Inc. ("Company") and your access to the Newbie Homes Inc. website ("Website"). By accessing or using the Company's services or Website, you agree to be bound by this Agreement. If you do not agree with any part of this Agreement, you should refrain from using the Company's services or Website.

1. Services and Products:
Newbie Homes Inc. operates as an online real estate company specializing in facilitating the search and acquisition of new homes in new communities for clients. Our comprehensive services encompass property search, purchasing assistance, and strategic collaborations with service providers, builders, and lenders to extend a rewards package to clients who purchase their new homes through Newbie Homes Inc. ("Services").


a) Newbie Rewards: If Newbie Homes Inc. acts as the buyer's agent for the property transaction, we receive a Buyers Agent's Commission (BAC) from the seller, typically amounting to 3% of the purchase price of the property. From the BAC received, we provide a reward, known as a "Newbie Reward," to our client (the buyer of the property). This Newbie Reward is offered in the form of a selection from the following options: a Pottery Barn gift card, a Home Depot gift card, a 2/1 buydown on their mortgage, other services deemed essential for closing the home purchase, or additional services that may be introduced subsequently. Please note that the availability of specific reward options may be subject to change.
If the BAC is less than 3%, the amount of the Newbie Reward will be adjusted proportionately. However, if the BAC is 2% or lower, no Newbie Reward will be provided. It is important to note that if Newbie Homes Inc. acts as the seller's agent, a Newbie Reward will not be offered.


b) Closing Credit: Clients who engage our preferred mortgage lender, IntroLend Utah, may be eligible for a credit towards their closing costs. The precise closing credit amount is contingent upon the terms and conditions established by IntroLend Utah. For illustrative purposes, we have indicated an average credit of 0.7% of the mortgage amount on our website.

c) Builder Incentives: In select instances, builders may offer incentives to clients who purchase their new homes. The magnitude and nature of these incentives are variable and determined solely by the respective builder. For display purposes on our website, we have specified an average incentive of $5000.


2. Fiduciary Responsibilities:
Newbie Homes Inc. undertakes fiduciary responsibilities akin to those of a traditional real estate agent. Our services facilitate the purchase and/or sale of properties in accordance with applicable laws and regulations.


3. Geographic Scope:
Newbie Homes Inc.'s services primarily cater to clients seeking new homes in the State of Utah, with a focus on the areas encompassing the Wasatch Front and the Wasatch Back. However, we may extend our services to clients located outside of these regions as well.
